Првата зграда многу ми се бендисува,мислам дека ќе еден од најубавите објекти во Софија. А втората не е реконструкција,градена е од државата(мислам дека е започната во 2001),но поради некоја криза или денационализација(типично балканско сценарио) запрена е изградбата на неопределено време.Нешто како Југобанка во Скопје ------------- build.mk, гради форумска историја |

Па порано дур бевме активни на ССЦ се шуњаа Хрватите, се интересира... Знам дека се големи фанови на Градски стадион. Туку нема везе не го постирам ова нешто да се дивиме на Загреб или некој друг град но сепак да ги следиме подобрите проекти во регионот за да видиме кај сме. Далеку дека и на нив ова им се случува секој ден  . |

Mega Park - Sofia: Исто така станува збор за деловна зграда, која е една целина, но нема правилна форма. Највисокиот и најголем дел, се издигнува 17 ката. Станува збор за деловен простор, класа А.   |

| I didn't realize they've made so much progress. I must have missed the fact that AFI (Israeli money) acquired it at one point. Knowing that AFI is the investor gives me confidence that they will complete the project. AFI bought New York Time's old building recently. |

Reminds me of one of the buildings currently being built in skopje and while they were boasting of its features (class a office space) they mentioned it will have an "internal elevator". I wonder what the alternative is? Posted By: pavche

Конференциски Центар Марица, Пловдив: The complex is comprised of two new buildings in the north (phase 1) and south part (phase 2) of the already existing Maritza Hotel. All of the commercial areas in phase 1 are being let out. Offices and office apartments (studios) are announced for sale. The parking places are being let out with priority given to the owners and lessees of units in the building. In phase 2 there are offices and shops for sale. The office and commercial part have independent entrances thereby being differentiated as separate functional units. The underground parking places are being let out with priority given to the owners of real properties in the building. Phase 1 of the multi-functional complex with total developed built-up area of 27035 sq. m. offers to its guests: * an underground parking lot at two levels with 211 parking places, * a Mall-type trade center with total area of 5895 sq. m., * a sport center with fitness halls, a swimming pool, aqua procedures, SPA-center, * a congress center with two polyvalent halls, * a big hall with 350 seats for seminars and projections, * 22 offices, * 12 office apartments, * 50 new hotel rooms and 32 hotel apartments Phase 2 represents the left building of the Conference city center «Maritza». It is situated on the very bank of the Maritza River, which is the only barrier to the downtown (2 minutes on foot). On the first floor there are 12 shops (built-up area of 653 sq. m.), which are accessed through a 3-meter corridor crossing the entire building from the east to the west. There are 108 offices on the second to the sixteenth floor (built-up area of 8 025 sq. m.). The entrances to the office and commercial parts are on the east side – in the side of Tsar Boris III Obedinitel Boulevard. The building provides for underground and over-ground parking places as their number is conformed to the requirements. The underground parking places are solved in two levels for 98 cars, as the entrance thereto is on the west side. The over-ground parking places are 23 and they are situated on the three sides of the building. The volumetric composition is comprised of two units. One of the units is stairs-like – respectively of 9, 10 and 11 floors, and the second one is of 16 floors. The facade is suspended, made out of granite, glass and metal. The roof of the building is shaped as a pyramid (17th floor), which can be used as a panorama restaurant. That green facade building really rocks! Is there any movement on that project as there isn't much activity in the forum thread about it? I really like it.  The renders are all from Vertigo building... It's just some different angles probably.

pavche, i noticed that all the (bigger) project you posted from Bulgaria come with excellent renders. Is that the case for every project, or it only applies to the larger ones? Краj на 2010 е кога треба да отвори 1 дел от проектот. За сега не се знае за конкретни наематели. Мега Парк беше проект на Соравиja, но во почеток на изградбата беше купен од австриската CA Immo International, подружница на CA Immo Anlagen AG за 96 мил. еура. У последно време премногу се инвестира во бугарија, особено во нивниот главен град, за жал Скопје некогаш убав модерен град, сега е назад во инфраструктура,и во развој, за разлика од сите главни градови околу ,овде ја исклучувам Приштина, нашиот главен град, е нај слаб во инвестиции.И тие инвестиции што се прават сите се местенки,досега не сум начекал ниеден странски ивеститор што би го нарекол Е ОВОЈ НАВИСТИНА ДОШОЛ да инвестира кај нас, почнувајки од газит ,па се до најмалиот проект. Би сакал да ти речам дека за Македонија и Косово тоа се должи на малиот пазар и исклучително ниската куповна моќ, ама навистина не можам да го речам тоа бидејќи горе-долу Албанија не е ништо подобра од економски аспект, па сепак има повеќе инвестиции од нас. Сградата на Grawe во Софиjа e скоро готова. Еве неколко слики. Не е нешто посебно, но добре се вклопи во околината. Поглед од булевард "И. Е. Гешов"    и од булевард "цар Борис III"   Во далечината е патот кон Перник, Гjуешево и Македониjа  |

14 етажа с офиси 1 партерно ниво с магазини и кафене 2 нива подземен паркинг с механизми за двойно паркиране

Море Софија машала! Oва со баклавиве не ме бендисва, ама проектов за на Стамболиски - врв. Многу ми личи на новата оп.Карпош што се гради (само што е 20 метра повисок  ).

Sofia Ranks Next to Paris, Brussels in Office Construction Volume
Bulgaria's capital Sofia has made its way into the top ten office markets in Europe and the Middle East in terms of construction volume to be built by 2012, according to a survey by Colliers International. Sofia ranks next to Paris, Brussels and St Petersburg since in each of these cities some 600-700 thousand square meters of office properties are being built. The survey shows that Moscow is the leader in terms of office construction in the next two years, followed by Dubai and Abu Dhabi. London ranked eleventh, while Glasgow was found to have the lowest development scale in Europe. The vacancy rate of office space in Sofia is expected to rise up to 26-27% by the end of the year with the opening of new buildings, real estate consultancy Regent's Property Advisors forecasts. Adding a significant amount of new offices to the market, the vacancy rate during the first half of the year reached levels of 22% of total stock, equaling to 253,000 sqm, data of the company shows. The largest share of the empty offices still remains in the suburban areas of the city, but the most significant increase was felt in the center (CBD) in particular - Class A offices. During the first half of 2010, the supply of office spaces continued to grow despite the stagnant economic conditions. Projects that were started in the boom period of 2007-2008 were successfully carried out in the last couple of months. The newly added 142,500 sqm are just slightly less than the overall office areas that were added during the whole 2009. Total stock of office premises reached a little more than 1,150,000 sqm. Rent levels in the first half of the year were slightly reduced reaching an average of EUR 12-13 for Class A offices, and EUR 7-8 for Class B offices. Considering the already functional office space and the expected additional 106,000 sqm by the end of 2010, the rent levels are expected to continue to be under pressure, the analysis points out. Approximately 200,000 sq.m. new office space is expected to be completed until the end of the year, shows a research by Forton, a property advisory company. Right before its accession to the European Union in 2007 Bulgaria emerged as the new shining star for investors in office facilities development. Three and a half years later, the country is going through its first recession in more than a decade and the office market has been hit by a period of relatively low activity. The market remains focused exclusively in the capital Sofia, which is at a stage when any client might be able to find suitable premises or expect those to appear at a suitable time. Assessed in comparison with other countries in the region of Eastern and Southeastern Europe, Bulgaria's office market is keeping its edge. Yields have been rapidly declining in the old hotspots of Central and Eastern Europe for the last few years and investors have been pushed further east to countries, including Bulgaria. Објективе во Софија треба сите да не подзамислат малку додека ние се забављаме овде со барок за државна администрација. Податоциве за изградена канцелариска површина се за респект и се показател за економска раздвиженост во Бугарија. Би било интересно да се дознае за какви инвеститори се работи, од каде е потеклото на вложените пари исл (држава мислам, не начинот).
Зградава на Раковска (веројатно се мисли на Георги Раковски)...може ли некој да даде информација во кој дел се наоѓа (пресек со некоја друга улица?)...во 90-ти неколку пати бев сместен на подолг период во зграда на таа улица, ама од сликиве не можам да се снајдам... ------------- MAKE CAPITALISM HISTORY |

Точно, Раковска е популарното име на ул. "Г. С. Раковски" /исто како "Витошка" е популарното на бул. "Витоша"/.
Обектот е маркиран со червено. Близо е до плоштад "Славеjков".
 Односно инвеститорите. Тоа са главно бугарски компании, но има и грчки /"Хермес парк" популарен и като The Mall, сградата на плоштад "Македониjа"/, австриjски /сградите кои ги строи Соравиjа - примерно Мегапарк/, украински /Саpital Fort коj ке биде 124м./, германци /ЕСЕ кои градат Сердика Центар а дано да биде изграден и Европа Центар - 203м./, италианци /Vertigo/.

Фала за инфо VA, јас бев во зградата на аголот со ул. Хан Крум, многу блиско значи, очигледно сум го заборавил градов (не сум бил од 2006). На плоштадот Славејков се сеќавам дека се продаваа книги своевремено...центарот на Софија ми е останат во убаво сеќавање, иако во тој период главен збор беше мафија и немаше ваква интензивна градба на деловни згради... ------------- MAKE CAPITALISM HISTORY |
