Accor, MHQ Launch 'Novotel Sofia' in Bulgaria's Capital

The first Novotel Sofia, a high-class accommodation and office venue, has been opened in the Bulgarian capital.

Novotel Sofia is part of the world's leading hotel operator Accor, and is said to be providing its customers with the same high level of comfort as everywhere in the world.

The Bulgarian investment company MHQ Ltd. is Accor's partner for the project, the organizers said. The building combines two uses – hotel accommodation and office.

The hotel's major facilities are situated on the first two levels of the building, the Class A office space of 7500 sq.m. on the next six levels, and the hotel guest rooms on the top seven levels up to the 15th floor.

Во 2011 имаше предлагане на 1,378,000 кв.м. модерни офиси.
Од нив 52 % беха А-клас и 48 % В-клас.
Кон краjот на 2011 во Софиjа имаше 356,779 кв.м. или 26 % незаети офиси.
Активноста на инвеститорите намалува во очекување на движение на пазарот.
Тенденциите са малки фирми кои имат офиси во апартаменти во центорот да наемат малки офиси во новите офис сгради, а такива кои моментно са во офиси от С-класа да наемат офиси од В и А класа.
Наемите варират од местоположбата и од класот и са помегу 7,5 евро/кв.м до 15 евро/кв.м.

Како стојат инвеститорите на овие деловни објекти во Софија со странки кои би го изнајмиле или продале просторот? Колкава е моменталната исполненост на овие објекти и на колку е заокружена вредноста на овие локали од А-класа?

Во Тирана и Приштина се од повисоките проекти што е во изградба моментално е замрзнато и не му се знае иднината.

Во Приштина ЕНК комплексот го градат скоро 5 години а уште не завршиле ниту 30% од подземниот дел.
