Lads hello from Thessaloniki, i am sorry if i am of topic here just didnt knew where to post...I am doing a small recearch about construction and land costs in Skopje (near the center - debar malo - kisela voda).I already had some answers from my friend Kristjian, just wondering if somebody could assist me little more.Thank you in advance -Kvala mnogu, Dimitris Alexiadis.

Еве јас, отприлика колку што разбрав. Dimitris сака да изгради станбена зграда во Дебар Маало.
Па му требаат отприлика овие информации.
Како иде процедурата за градење во Македонија. Закон за градење, комуналии, градежни дозволи, регулативи, надзор ова она. Ќе пробам и јас да преведам Законот за градење. Или да најдам англиска верзија.
Потоа, важното. Како стојат цените. И многу поважно колку ќе го чини се. Со се плац, со се сите заврзлами.
Сака да инвестира во високо-квалитетна градба.

I have said to Dimitris that in Debar Maalo, there is less space. And Because it is in the center is busy, and also at higher cost to build a resedential building. Also the people more often avoid the center of the city as a place to live. I suggest him Aerodrom... hihi  not because I live there, ok, maybe a little, but because there is much more land, and because of that, the price of the land is also lower...
So, do you think, all of you, that maybe debar maalo isn't the best option. Or is the best option. And why? And if it is not, what would you suggest... And also why?

alex_d1972, the width and the depth of the issues that fossil mentioned you are interested in, suggest that you don't need an internet forum, but a consulting firm 
Anyway, perhaps some forumers might have some of the answers you are looking for, just try to be more specific about what exactly do you need.
And if you are exclusively interested for Debar Maalo, for things like communal fees (not sure this is the corect english translation) and building permits, it's best to try this contact, that's what they are paid for:

Why not. We can try. there is a lot of info, which can be discovered, and translate in english... also make a comparison, analyze... and not just for Dimitris, but for many others, domestic and foreign investors...
Why not to do something for the public good, maybe we aren't an official consulting institution, but we can provide a good quantity of quality and official info, data, laws, regulatives... also advices...
But, yes... I also suggest to contact a consulting company, or a real estate agencies...

Hello from me again friends.Well to be more specific ,my question is rather simple, how much money do you need to build one square meter of a building with (flats - appartments).According to my recearch it is about 500 - 600 E for a finished building - good quality.Do you think that this is realistic?For example here in Thessaloniki this amount is around 1000 - 1100 E per square meter and that includes everything (permits,fees,workers,materials etc) except the land (plot).Thank you for your answers in advance.....

Hi alex. I am not an expert on this field, but since I am planning to build some addition to my existing building and reconstruct the interior I have some figures. First of all, there is no correlation between the price for building per square meter in different locations in Skopje. The only difference is the communal tax, which can vary in different municipalities within Skopje. But on the overall expense this would make a difference of no more than 100 EUR (in the most extreme case). I think that your estimations are even too high. 500-600 EUR per meter square is maybe a bit luxury. My estimations (without the cost of the communal tax which is 120 EUR per m2 in Centar and Debar Maalo) is that excellent quality building is between 400-500 EUR.

Anyways, it is not as expensive as in Thessaloniki. And if have a good business plan, you will have a great profit (actually, literally, if you invest in real estates, you will always have a profit, because the selling price in MK is much higher than the price of the building and the money you should spent, the only condition is you to have money to spent . You can search through the forum, there is info. If u can translate, I am convinced in this. I think you won't have any problems.

Actually you can point what exact you are planing to build. On the links are the most common building which are located in Debar Maallo, ok the most of them there something of Lisice and other settlements, too.
What I am worried is that Debar Maalo is too crowdy, and I am not sure if the buying of some land there will be an easy task.

Here is how I got to this estimation. The cost of building frame including foundation, basement, all structural elements, external walls, floors and the roof is around 120 EUR/M2.

The costs for the facade, windows, the electricity, plumbing, heating systems, tiles (Italian or Spanish tiles 40-50EURm2), internal walls, wooden parquet floor (1st class oak), 2 toilets, adds about 250EUR/m2.

Hi Alex,
I'm not sure if you are getting ready to invest or this is just a study.
In a nutshell. The land plot aside, and all communal fees included you could develop A class real estate for the approximate price of 500-700 EUR/sqm which you could than sell for 1200-1400EUR...
Although Debar Maalo seems to be profitable for the developers at the moment I think that it will loose a lot of its value in the not so distant future. I just don't see any quality of life in such a crammed neighborhood.
BTW, we all love beer, Mythos will do just fine

Actually i am in the process of searching for a good plot,not very expencive, because it is my first attempt and i am little sceptical as you can understand...From my personal experience the center will always have more potential thats why i am focused there...unfortunately here we overbuild the last years and that + the crisis has led the market to a dead end.Still of course i am very far from something final....Mythos,Skopsko everything you like ,personally i like your Rakia...

Yeah I agree, regardless of the overbuilding as you mention it, when it comes to Skopje, Debar Maalo will hold the value.
However, be sure to make a distinction. Debar Maalo and Kisela Voda are worlds apart even though their proximity to the center is the same.
Debar Maalo attracts more potent buyers (or tenants if you plan to rent), while Kisela Voda is a much poorer municipality.
